Letting and EPC

From 1st October 2008, an Energy Performance Certificate (or EPC) is required whenever a building in the social or private rented sectors is let to a new tenant.

We can provide the certificate along with the letting only service shown below.

      • Inspecting the property and advising on rental value
      • Advising on compliance with safety regulations
      • Taking internal and external photographs
      • Advertising the property on the internet through Rightmove and in the local press
      • Prominent To Let board displayed at the property
      • Viewings seven days a week up to 7.00pm
      • Assess suitability of tenants, taking up references and using credit checks.
      • Drawing up tenancy and deposit agreement
      • Drawing up an inventory and schedule of condition of the property
      • Meeting the tenants to issue keys and agree inventory
      • Collect first months rent and deposit
      • Take meter readings; notify council tax department.
      • Pay the deposit to the Deposit Protection Service if required
      • Arrange future payment of rent by standing order
      • No let - no fee payable

All of the above carried out for the fixed fee of

450 including VAT.
